Valley Lodge 31 is a villa-style, reverse-level abode located within Tamar Valley Resort in St Ann's Chapel, Cornwall.
Resting just outside of Tamar Valley AONB, this property boasts a private hot tub, as well as shared on-site facilities including an indoor and outdoor heated swimming pools, games room, bar, shop, and reception.
Arranged in small clusters along the valley stream, these typical lodge-style family holiday homes are arranged over two floors with upstairs and downstairs terraces to enjoy the outside space.
The ground floor has a double, a twin, and a bunk bedroom, and two bathrooms.
The first floor has a welcoming sitting room with dining area and patio doors to the decked balcony with rural views and garden furniture, plus a kitchen.
There is a terrace accessed from the master bedroom, again overlooking the valley with a table and chairs for alfresco dining and your very own hot tub.
The communal grounds are well-maintained and are ideal for children to play ball games.
Valley Lodge 31 is well placed for guests looking to explore both Cornwall and Devon and has some fantastic local attractions nearby.
Within a short drive is the National Trust property, Cotehele, a Tudor house and valley garden estate set above the River Tamar.
A little further afield, you can visit the glorious sandy beach at Whitsand Bay with dramatic scenery and sheer cliffs.
Equally accessible are Bodmin Moor and Dartmoor National Park with undulating moorlands and a myriad of historic sites and monuments - a rambler's dream.

Overall, we were disappointed with our stay.
The property feels tired, neglected and in need of some investment and care. It’s a real shame because it has so much potential and could be a fantastic holiday home in such a lovely location. Our biggest concern was the balcony. The handrail felt unstable due to rotten timber, and several of the decking boards also appeared to be deteriorating. We did not feel it was safe to use, particularly for families with children, and reported this during our stay. We hope the owners take these comments seriously because, with some maintenance and attention, this property could provide a much better experience for future guests.
Had a lovely week, lots around to see and do, great facilities on site, staff are amazing very helpful.
Property was clean, tidy and so comfortable. Would recommend it for families and would go again. Loved the hot tub.
Firstly we would like to thank the staff that worked on site, all very friendly and polite.
The shop had all the essentials, things you might have forgotten to take. The pub food was lovely. Other than the pub we didn't use the facilities on site as we was out seeing most of the days. The outdoor pool was small but clean with some loungers around it. Had a basic game room. Our room, valley lodge 31 was comfortable. The rooms was clean. There were a few bits I picked up on which I was disappointed with but nothing for me to complain about. Firstly the area outside where the hot tub was had old leaves scattered around, these should have been swept up. There were water marks on the window, there were large gaps in the fence where our dog managed to get out, when in the hot tub it wasn't very private as people walking up and down could see straight in. It would have been nice if there were some lights intwined in the fence for on a night time. It was the same upstairs in the outdoor area, leaves and cobwebs. The bathroom shower had grime all around the pipe. The footpath used to walk up to the property was full of weeds, we noticed alot of this around the site. The room had everything you would need, iron, ironing board, clothes horse, hangers, drawers. Don't want this review be read as a criticism as it's not and we certainly would not say we didn't enjoy our stay, it's just feedback that we hope would make someone else's stay perfect. Thank you.

Note: Site Gym and Pool Rules - No under 16's permitted to use the gym. Pool - under 16's must be accompanied by an adult, two children max per adult. Under 8's/Non-swimmers should always be accompanied by a competent adult in the pool. No balls except beach balls. There are no lifeguards on duty.
