The Lodge was lovely and clean, well equiped and well spaced from the other lodges.

11 lodges on the site with lovely views over Esthwaite Water. If your someone that dossnt like the noise of the country side, then its not for you. Hawkeshead is a short walk from site so a perfect place to be. Lovely, so will be going again.

Based on previous reviews, I contacted Sykes to ensure the central heating system was functioning.

Phoning Sykes is excessively complicated and they seem focused on providing a better service for its property providers. The local maintenance team did assure me the heating was working, and it was. So credit where it is due. Generally, the obvious areas were clean, such as bathroom and kitchen. Plus the bedding was washed and clean. However, when you look closer, the sofa was filthy down the sides and behind beds was very dusty and unkept. My daughter spilt a bottle of water on the coffee table. When I wiped it with a cloth it was black!! Come on people! This is basic cleanliness. Maintenance is also lacking. The door onto the decking wouldn't open and this was labelled as an emergency escape. The wardrobe door in the twin room was broken. The ensuite shower bar was broken and just needs a replacement on/off knob to be able to turn it on. Regarding comfort, the mattresses in all rooms are open sprung and completely past any kind of used by date. They are terrible!!! My daughter would have been better off sleeping on sofa. We lost A LOT of quality sleep this holiday!!!

We had a lovely family holiday at How Beck.

Spacious, tranquil, light lodge with a great view of Esthwaite Water. A 10/15 min walk into Hawkshead, it was a great place to explore the south Lakes. Would stay again.
