Lakeside 12

A few maintenance items - boiler went into fault on the final morning and despite following the handy handwritten instructions, could not get it fired up and endured a cold shower!

Bath needs some drain unblocker, drains extremely slowly and was ankle deep having a shower. WC in the en suite was continually re-filling - I noticed some tin foil was already in place to attempt a temp-fix (must have come loose) - managed to wedge it to stop it re-filling, but avoided using this WC during my stay. A couple of cleanliness items - without being too picky, there were high level cobwebs throughout the property. When we stripped the master bedroom bed, noticed the mattress has a large yellow stain... Externally the windows and glass balustrade were very dirty (dust & cobwebs), appreciate it has been very dry but don't think they've been cleaned for a while.

Fantastic weekend away and great location.

Restaurant was great with a live singer topped it off. Will take a paddle board next time for the lake.

Said it would be fixed Sunday then Monday then Tuesday then two days before we were due to leave so fed up of lies his car broke down could not get a lift , could not even hire a car . Lots of food wasted Go elsewhere,

We were unfortunately very disappointed with our recent stay at Lakeside 12.

From the moment we arrived, the standard of cleanliness and care was far below what we expected, especially considering the cost of over £800 for the week. Before we had even collected the keys, we noticed a window left open, which immediately raised safety concerns. The outside of the caravan was extremely unclean, with spider nests and bird droppings on the windows that had clearly been there for some time. Inside, the situation was no better — there were dead insects in the property, despite it supposedly having been cleaned before our arrival. Most concerning of all, one of the single beds had dried blood on the mattress protector, which was both unhygienic and unacceptable. There were also several maintenance issues that made our stay uncomfortable. A number of the lightbulbs in the caravan did not work, and the extractor fans in both bathrooms were not functioning, leaving the rooms damp and unpleasant. On top of this, the oven was out of order, meaning we had to dispose of a large amount of shopping we had planned to use. As a result, we were forced to eat out every evening at significant extra expense. We reported the oven issue to the owner, who assured us he would be in touch. However, instead of contacting us, an engineer was let into the property without our knowledge or consent while we were out — despite us having valuables inside. This was very concerning, and even after this visit, the oven still remained unfixed. At no point were we offered any form of compensation for the inconvenience and additional costs we incurred. This was deeply disappointing as Lakeside 12 is, in itself, a beautiful property in a lovely setting. However, the poor standards of cleanliness, lack of proper maintenance, inadequate communication, and disregard for guest security severely let us down. For the price paid, we expected far higher standards and better service. Sadly, we could not recommend this property based on our experience.

Excellent accommodation at a beautiful leisure park.

Lodge itself may need an upgrade soon but still lovely. Absolutely loved our stay here. Only issue we had was that the oven was broke and couldn’t be fixed by maintenance, slightly irritating but not a disaster.

A real treat watching the nesting birds within yards from the balcony, great crested grebe and coots, along with moor hens.

Such a great spot to spend a hour or five! No complaints at all regarding the lodge, maybe a ledge above the fire is required to block any heat from reaching the TV, for cooler months obviously. Excellent bar /restaurant on site, lovely to sit outside on the terrace, overlooking the lake. Could puzzle some guests re parking up, collecting the key from the lodge, returning to your car, but you will be fine. Maybe a few more cooking utensils like wooden spoons etc, bring your own if it is essential, I am just making suggestions, never stayed anywhere in last 20 years where everything is provided, down to an egg timer maybe! All in all a great week away, walk to Warton around 30 mins, along Borwick Lane though be aware of the traffic, no footpath, Warton is home to one of the best beer places I have ever been to, The Old School Brewery, do not miss if you love good ale and company. Closer is Longlands hotel and pub, good beer garden, good food. A great base to explore Southern Lakes, and Morecambe is not far away to.Enjoy you stay, we did.

the only thing I would say is it is very expensive to use the facilities £25 for an hours swimming for 3 people better to go to a leisure centre. but that didn’t spoil our Holliday but could be an expensive week if your party wanted to swim every day

We had a lovely mini break over Easter at Lakeside 12 .

Arriving to a very clean lodge, really comfortable and very spacious. The beds were really comfy and having memory foam toppers on the 2 singles was a nice touch the girls loved, never wanted to get up. Lovely to wake up to the view over the lake and lots of friendly ducks about. There were a couple of things we noticed (didnt cause issues or alter the stay but be good to get sorted) , There was only 1 oven tray so had to manufacture one with the rack and tin foil and the main lights in the kitchen we couldnt get to turn on? May need checking, under counter ones worked so again not an issue. All in all had a lovely stay here and the location is great would recommend. There is a pool but under 16's need to be supervised (even if confident swimmers) as there's no life guard so parents pack swimwear just in case :-)

we stayed in the same lodge last year ,the tv in the bedroom didn't work then and still doesn't work now.

the kitchen lights didn't work properly bulb was out in the dining area. overall attention to detail was lacking

Lovely property but I feel that the instructions should include that you need to park your car at reception and walk to the lodge to pick up your keys and fob for the security gate.

We had to go to reception for information and they weren’t helpful as we hadn’t booked through them. Couldn’t fault the property at all

We had a very enjoyable relaxed time at this comfortable well positioned lodge.

We made lots of use sitting on the decking and even on the rainy day we had were able to sit in the lounge area and look across the lake. The only thing maybe missing was a user guide to the site but as it was largely self evident it wasn't essential. We would be very happy to stay again.

The lodge was so comfortable, spacious and welcoming. We had everything we needed for our stay and the welcome pack was a nice touch! The location on the lake was fabulous and even had its own launch platform for kayaks, etc. I would love to come back again.

Lakeside12 was spotlessly clean when we arrived.

The lodge is in a fabulous setting over looking the lake. Swans and ducks came to greet us. The furniture inside and out on the decking was very comfortable. The kitchen with its large fridge freezer kept the beer chilled ready for watching the Euros football on the large screen TV. The beds were very comfortable ( you will sleep well after a day out). I would 100℅ recommend staying in lakeside 12.and will tell friends and family about this gem of a holiday home.

The main problem was a lack of information on how the oven/ microwave worked /what to do with rubbish/ recycling / laundry at the end if the week/ local restaurants including the one on site .

The lodge needs a folder with all info in it left on the coffee table in full view. We struggled with the oven in particular which was a big problem on our first evening.

we had a great holiday in a fantastic lodge ,very clean the location was wonderful one small point for the owner quilts on the twin beds were far too warm for the time of year we would love to return in the future

Had a lovely holiday staying at this lodge.

Everything we needed was there. The only minor issue i had was that there wasn't a clothes rack to hang your washing on. We will definitely be staying again. Loved it. thank you. Lynne

Property condition and location very good.

Whole site not children friendly, no areas to play in. Sykes never warned us that swimming costs would be much higher than site-owned lodges (£15 per day, family and £25 for Sykes lodges). Also charging per day is ridiculous. No welcome pack in the lodge stating emergency numbers (doctors, hospitals etc), no local information for attractions (People with smart devices could use Google, but what about those who don't?). Swimming pool had no shallow end for small children, or non-swimmers and no private changing cubicles. Communal changing area was not appropriate for young children. Access to site was blocked off by roadworks with no diversion route signed!! These works had been on for some time so Sykes, or the Park, should have informed us. For the prices charged I was expecting more from the Park and Sykes

A superb cabin in a superb location.

The stunning views accross the lake were great. The owner was in touch to check if we needed anything wich was a nice touch. Would highly recommend brilliant throughout

Cleaning needs to be addressed lots of cobwebs, lots of bulbs out, broken lamp shades, bedding not fresh smelt like not been changed in main bedroom, fans not working in bathrooms, no soap in bathrooms,

5th visit to this Lodge, very disappointing this time, after our last visit in July, lots of things needed sorting !

En-suite toilet leaking, bathroom fans not working, dishwasher buttons pushed in so you have to use a match to turn on , light bulbs missing, no outside light all mentioned in previous reviews, which have now been taken off strange! after having paid over £1000 for 7 nights you would of thought these would of been sorted by now, especially when we were told in November it was under new Ownership, we are owners of a b&b and we love having short breaks away to relax with our dog, all these things I’ve mentioned wouldn’t take long to to put right, sorry but until things have been sorted we won’t be booking this lodge again
