Located in Limefitt Holiday Park, near the lakeside town of Windermere, is this lodge, Broad Oak Lodge.
Set over a single-storey and sleeping up to six guests, Broad Oak Lodge is a contemporary and well-kept setting for your next adventure to the Lake District, within easy reach of Ambleside and Kendal.
After parking in the available off-road spots, head up the small wooden steps to the enclosed decking where you can enjoy an evening under the stars in the hot tub or alfresco dining with your loved ones all gathered round the seating area.
Moving into the property there is an open-plan living space, with a well-equipped kitchen, an indoor dining table for those cooler nights and a gorgeous leather sofa surrounding the TV with NOW TV and electric fire which fills the room with warmth, but beyond here there is a bathroom, a double bedroom with a TV for when you venture to bed, a twin room which allows flexible sleeping arrangements and another double with a TV and an en-suite shower room so you can get ready for your day in style.
On-site there is plenty for all the family to enjoy from children's activities and an on site pub/restaurant but if you can tear yourself away, the beautiful lakeside town of Windermere is just a short drive and has a range of shops and restaurants, whilst a little further is Ambleside which offers a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey.
Grizedale Forest Park, mountain biking and the 'Go Ape' adventure park.
The region also boasts many National Trust properties, a variety of water sports for those who prefer a more adrenaline-fuelled trip, and the villages of Grasmere, Coniston Water, Kendal, Keswick and the Lakeland Mountains are all within easy reach.

Fantastic lodge in a wonderful location for touring the lakes.
It is home from home with every detail carefully thought out. Every item you would require for a week away is provided and the welcome pack was a lovely touch. Never stayed anywhere before which has fresh milk in the fridge and tea bags on arrival. Very spacious Lodge with lovely living area a fully equipped kitchen. The hot tub was a lovely added bonus. The slight only drawback is we felt the mattresses were a bit on the hard side and this did impact a little on our sleep but this would not stop us booking again. Kim has provided a 5 star Lodge and we look forward to our next visit. Thank you.

Very comfortable beds and luxury bedding,hot tub it's a bonus after long hike ,so relaxing and felt private not overlooked by neighbors.The terrace has beautiful views as well.Definitely would recommend to stay..
This was our third stay at Broad Oak Lodge and we had a great time.
The lodge has everything you need for a holiday in the Lake District and the lodge was lovely and clean. We are looking forward to staying again in the future.

We are pleased to advise the owner offers a 5% discount to returning guests who have previously stayed at the their lodge. Please call to book and redeem the discount which will be added on confirmation of previous stay at this lodge. Please note: the discount will be deducted from the rental cost of the booking only.
Broad Oak is accessed by 6 steps. The lodge is then all on the same ground floor level.
There are 2 steps up to help access the hot tub.
A travel cot will fit in the master bedroom. The travel cot and highchair are provided for you.
Please note: This property will not accept bookings of groups (of more than 2 people) whereby everyone is under the age of 25 and Hen and Stag parties are not permitted. When booking this property, full guest details will be requested, if not provided at the time of booking. The owner reserves the right to turn down a booking if they feel the property is unsuitable or if they believe the property might be put at risk by a specific group.
Sorry we are unable to accept dogs at Broad Oak Lodge, however, the lodge owners occasionally take their dog when staying.

Park Rules and Operations – Limefitt
All holiday parks are owned and managed by a separate company to ourselves. Lake District Lodge Holidays has no association with the owners of these parks or responsibility for the provision of services they offer. At certain times of year, there maybe a reduction in those services, which is outside of our control.
Commercial vehicles, caravans, camper vans, Hen or Stag parties are not permitted onsite. Dogs must be kept on leads at all times and are not be left alone in the lodges at any point during your stay.
You will be staying on an operational holiday park, which means work may be undertaken from time to time by the park owners during your stay. Although Lake District Lodge Holidays will always try to inform guests in advance if something may impact on a stay and if we have prior knowledge. We cannot be held responsible or accept any liability for park operations of which are outside of our control and which we have no knowledge of.
Any issues relating to a stay at a privately owned lodge should be reported back through Lake District Lodge Holidays as the park are not responsible for managing the lodge or booking for private sublet guests during their stay.
Hot Tubs
For the comfort of other holidays guests we request that noise is kept to a minimum. Usage of the hot tub is between 10am and 10pm only. If you are found to breach these timings then you may be asked to vacate the park with no call for a refund.
All hot tubs are maintained to strict industry standards and HSE guidelines by separate qualified independent contractors on behalf of the property owners. This includes changing the water between guest stays and checking the water condition on a regular basis.
Whilst every effort is made to have a hot tub ready for immediate use by the arrival time stated, this may not always be possible. In such cases the hot tub will usually be ready to use later that day unless otherwise advised. In such cases no compensation or refund is payable unless the hot tub is faulty.
Information about using a hot tub safely is provided at all lodges with a hot tub and on a prominent notice near the tub. All hot tub users should wear an appropriate bathing suit. Usage of a hot tub is at a guests own risk and Lake District Lodge Holidays accepts no liability for anything which may happen to a guest as a direct result of using a hot tub.
Please note that the parks facilities are always subject to availability, and may be closed without notice, including over the Christmas and new year period, For the avoidance of doubt before booking, contact Park Dean Resorts about any communal site facilities you may wish to use, LDLH and the property owners cannot be held responsible for any site facilities that may be unavailable during your stay.
