We enjoyed our time at the cottage.

The hot tub was great , very reliable and clean. The cottage was very comfortable and was what we expected. The owners communicated with us well and we were made to feel welcome. We would recommend a stay here.

We had a fantastic weeks stay, great that one of the bedrooms and bathroom was on the ground floor as we were traveling with some family who couldn't manage the stairs.

The bathroom on the 1st floor was an ensuite so the second bedroom had to come through the bedroom, but we were a family so it wasn't a problem. Enjoyed the hot tub and the hosts were lovely, very accommodating and had good suggestions for visiting the local area. I wouldn't hesitate to recommend the property. Great location too, near to the Broads, Cromer, lovely walk through the woods to the local pub who were also very welcoming.

Very friendly and helpful couple. We loved the layout, furniture was excellent quality, space well used. Beds comfy. Hot tub lovely. And, so many birds! The sound and sights - fabulous. Once we discovered the turning layby into the lane, it was an easy place to find. I think we will return.

The overall stay did not have any impairment on our stay.

crockery was chipped and dirty, dishwasher did not clean efficiently, fridge door did not close unless pushed, oven not cleaned, washing machine had mold inside, both shower heads sprayed water from joints, although i was able to fix downstairs by screwing head into pipe, bedroom patio doors would not open, upstairs toilet was not flushed (tissue in pan) in both showers was black mold, overall showing poor maintenance and cleaning, blankets in wardrobe not clean, overall description is not correct

love it here, we come back year after year, lovely walk on the doorstep too

Oak Tree Lodge is very spacious and comfortable.

Everything you could possibly need is provided. The hot tub in the garden made our stay extra special and was very clean and well maintained. The lodge is very well situated for a visit to Norwich and other Norfolk attractions.

Cottage is located down a secluded private road.

Perfect for a relaxing holiday! The use of a hot tub was an added bonus. Ideally situated for exploring the Norfolk coast and Norwich. Premises were clean and the furniture and beds were comfortable.

Oak Tree Lodge is a lovely property, spotlessly clean and very well equipped.

The sofas and beds are comfortable and the garden is enclosed and not at all overlooked and the hot tub great to relax in after a day exploring the area. The property is in a good location with lots of places to visit a 30 minute drive or less. Would definitely return.

The property was as described and very comfortable. All the little details had been thought about, from everything in the kitchen we could possibly need to toys for the children to play with, our two loved the dollhouse. Alison was a wonderful host with great communication. She was amazingly helpful. We would definitely recommend this property to others especially families.

The lodge is set in a beautiful woodland area with lovely grounds, set back from the main road, meaning it’s quiet and feels like you’re in the middle of nowhere. Great base from which to explore the Norfolk coast; Cromer, Horsey Gap, Mundesley Beach, Great Yarmouth etc all within 35 mins drive. Super close to Norwich, too. Big Tesco 10 mins drive and little Co-op 3 mins drive. The lodge itself is very clean and spacious and the hot tub is the perfect added bonus, which was very well maintained whilst we were there. Owners next door were super friendly and helpful, yet not interfering. We would recommend!

The most spacious property of the many my friend and I have rented over the past 30 years, so nice to have such a generously sized living space as well as large bedrooms and bathrooms.

It was a real pleasure to stay in and thoughtfully planned. It is the opposite from the normal holiday let experience and felt more like home from home. The kitchen was a good working size and the beds very comfortable with quality bedding. This cottage also has generous private parking. There are two private garden areas. The hot tub in the secluded patio garden was just the right temperature. The location proved perfect for quick access to Norwich as well as the Broads and the north coast is not too far. A lovely private property.

A first class modern property in secluded grounds.

Very comfortable.Close to Norwich and Wroxham and the rest of Norfolk. Close to a very good country pub with quality food..Only drawback had to use the car , as walking not an option due to the very busy fast main road at the end of the lane. Only used the excellent hot tub once. as we were out and about so much. Very restful in the evenings.

Have been visiting for 8 years and will hopefully be visiting again , always been 100% satisfied.

The lodge was clean, comfortable and well equipped. We loved the hot tub and the wood burner. The location was tranquil and well situated for exploring Norfolk. The hosts were friendly and attentive. We would definitely recommend, and may well return.

We love it here, beautiful property, nice walks right on your doorstep and a roaring fire for when you return.

2 things I would just mention, are it would've been useful to have full size bin bags for all our rubbish and a note to say what to do with bedding and towels on the day of departure. Also a shelf/shower caddy would be good so you have somewhere to put your bottles whilst in the shower. We would definitely return again, it was perfect for our girls chilled out weekend

Lovely, spacious cottage with its own garden for relaxing.

Within easy reach of the Norfolk Broads, coastline, Norwich and other attractions. Quiet and relaxing place. Great hosts and very much appreciated welcome pack of milk, wine and biscuits. Very comfortable bed andsoras. We would happily come back this Oasis. Many thanks for returning the item we left.

This the 3rd family visit to the cottage and each visit was better than the previous.

there are in fact 2 lovely bedrooms upstairs! We has a great week, the hot tub was well used, and Oak Tree Lodge was an excellent base. Simon and Alison went above and beyond to ensure we had a good week. The house had everything we needed and more, was spotlessly clean, and was very comfortable. Should we be in the area again, we wouldn’t hesitate to return.

Oaktree Lodge was a lovely cottage.

Quiet and peaceful and had everything you could possibly need. The hosts were approachable and friendly but not intrusive. Would definitely return and recommend.

We had a lovely family holiday to Norfolk, staying here for the second time .

This time returning with our two children . We loved how close local beaches were and enjoyed a fantastic day at Bewilderwood ( ideal for little people ) . The hot tub was lovely to go home to and relax in , in the evening . Thankyou for a lovely place to stay .

We had a wonderful holiday.

The cottage was clean, tidy and well equipped. We were all comfortable and slept very soundly. The owners are very friendly and are on hand only next door if you should need them but are not intrusive. The cottage is very well placed for the Norfolk Broads and any of the surrounding seaside destinations. There is a local pub and shop nearby , pub can be walked to and a short drive for the shop. There is plenty to see and do in the area and some great places to eat out. A week hardly seemed long enough. The hot tub is a lovely bonus after a long day exploring. Back next year for us, we loved it.

We absolutely loved relaxing in the hot tub and hanging out in the spacious living room. Knowing that the hot tub was checked daily gave us peace of mind. The holiday home is conveniently located near Norwich and the Broads, making it an ideal spot to explore. Everything was impeccably clean. The welcome pack was a lovely gesture.

We had a problem the first night in opening the tri door in the lounge and the French Window in the downstairs bedroom.

I'm pleased to say we phoned Alison who instantly came round and addressed the problem. The lodge was spotless and the hot tub was superb.

The cottage is beautiful, wonderful space and decorated lovely.

The beds are comfortable, everything works and you have everything you’d need, including extra towels for the hot tub. Having a downstairs bedroom and bathroom Is perfect for those with mobility issues. Great location for exploring and not a long drive from the coast. The owner was lovely and friendly, checking we had all we needed at the beginning of our trip and that we’d enjoyed ourselves at the moment. We plan on returning and have been recommending to our friends and family.

Great holiday home, very clean, everything we needed was supplied including towels for the hot tub.

It was very difficult to find as the turn off is in a lay by. The garden could do with some maintenance and the gutters were in need of cleaning out. Would still highly recommend as the lodge was perfect.

It was warm , comfortable and everything we needed was there. The hot tub was a nice treat after a hard day pounding the streets of Norwich and the North Norfolk coast line. We had a wonderful time at Oak Tree Cottage, only wish we could have stayed longer.

The fire and the hot tub were very welcome in the colder weather. The house was very clean and the kitchen extremely well equipped for home cooking. We had a Sunday lunch at the White Horse nearby, which was lovely - booking advised. There is a countryside walk past a beautiful church to get to the pub, although we drove. Would definitely recommend this for a small family, there's even a bedroom downstairs for grandparents or for parents to escape older children upstairs. There is a lovely wide shower and a huge bath in the downstairs bathroom and a roomy en-suite upstairs. We loved our short break here and would very much recommend to others.

Everything was just right apart from constantly bumping my head on the sloped ceilings in the twin bedroom. If the walls were painted a different colour to the ceiling this may help. The hot tub was great and was checked daily. Would highly recommend.

Very nice lodge but not 5 stars

Oak Tree Lodge is a lovely place and as a base for exploring the North / East Coast of Norfolk.

Alison the owner was very helpful. The lodge is finished to a very high specification and the hot tub being electric and running continually is the icing on the cake. If you need/want to be up that end of Norfolk... get the lodge booked. You won't have any regrets.

A fabulous cottage in a lovely location.

Light and airy on warm days, and the walled private garden was so nice to be able to enjoy without being overlooked. The cottage was very well furnished and equipped, and spotlessly clean. The hosts were excellent too - available but unobtrusive. Would definitely go back.

Very spacious, extremely comfortable and delightful rooms with everything you could need for a holiday. The host was very good at communicating with us about our arrival and we found the cottage to be very clean, tidy, very well equipped and welcoming. We could not fault it. We would highly recommend it.

An excellent cottage ,very comfortable in every aspect and spotless.

Facilities including hot tub and walk in shower were an added bonus. Hosts Alison and Simon were very helpful and informative on the local area We were 3 generations and all 3 found this an excellent base for the Broads and Norwich.The back garden is very private with patio furniture and hot tub. I would happily recommend this cottage and will certainly return.

Spacious accommodation, good location for most of Norfolk and especially Norwich, the broads and the North.

Had a lovely relaxing break with friends. The hosts were fabulous.

Oak Tree Lodge is a lovely base to explore Norfolk - the owners were very helpful from start to finish updating us with the time we could get in on the Friday and with information about the area - its easy to miss the entrance from the main road as it looks like a layby but once you've missed it once you don't do it again - there's ample parking for 3 cars The House is very well equipped and with the underfloor heating even though its an open plan design and high ceilings it was incredibly warm over a cold March weekend There was a log fire made up and ready to go we had no need to light it as it was lovely and cosy There is everything you need here for up to 6 people - the hot tub is an added bonus and considering the price charged is a great extra - even though it was chilly outside we did use this a couple of days and just run back indoors but would suggest bringing dressing gowns The kitchen is full of useful things and it all worked ( we've been away a a group of 6 many times and sometimes this is not always the case !

!) There's a good size TV and aHi fi which you can connect Ipods or phones too Would highly recommend this property

Had another great stay at Oak Tree Lodge.

Owner very friendly and checked on the hut tub each day always asking if it was a good time to come and check it. Great location if you want to go out for the day or just cozy up all week. We miss the log burner already!

Oak Tree Lodge is a lovely property - spacious and clean with all the amenities you could need, including the hot tub which is a great addition, enjoyed by all the family.

We were very well looked after by Alison and Simon, who couldn't have been more helpful. The Lodge is very well located, we found we were able to get anywhere in Norfolk within half an hour or less. There are some great pubs nearby - the White Horse in particular is a pleasant ten minute walk across the common. There is a big Tesco not far away, which is also next to the park and ride for Norwich, which we found very useful. I note that a previous reviewer complained about the flies, but we didn't find it a problem - Alison has installed an electric fly zapper and provided fly swatters which took care of it. At the end of the day, it's the countryside in high summer - you are going to get a few insects! Highly recommend Oak Tree Lodge.

The lodge is a good size for a family of 5.

It’s bright and comfortable. The private garden and hot tub are lovely additions. Our biggest problem was the flies. There were so many in the lodge that it made us feel very uncomfortable and we had to buy fly spray etc to deal with them. We had to spend time every day getting rid of the flies. I think the owner needs consider hiring someone like pest control to get rid of them as it really impacted our stay.

We spent a very enjoyable week at Oak Tree Lodge.

The property was perfect for our needs and beautifully presented inside and out. The owners were very kind and helpful and the complimentary food and drink on our arrival was a very nice touch. Also, the information folder provided on local amenities, eateries and attractions was very comprehensive and useful. We are definitely hoping to return again next year.

A clean and very speacious holiday lodge with all the ameanities that were listed in the outline could not have asked for more.

Had a great week exploring the location was perfect for getting around Norfolk. On arrival a loverly welcome package from Alison was waiting for us, and we would like to thank Alison for looking after us throughout our stay. The whole family agreed that we would love to revisit at a later time.

Nice property in a good location .

The pictures do not do the property justice it’s more spacious than it looked in photos. Enjoyed the wood burner, Simon had set it up for our first night all we had to do is light the paper and sit back with our complimentary bottle of wine ! The hot tub was a good size and not overlooked. Well equipped kitchen , good size fridge and freezer only problem we had was the oven shelf is too small for the oven and falls down . Down stairs bathroom has a lovely walk in shower and a huge bath and the underfloor heating in the open plan living area is a nice touch .Overall we had a lovely stay and would love to come back , Thanks again .

Really lovely accommodation.

Comfortable, luxurious and cosy. Loved the wood burner and the hot tub. There was a detailed info pack, sugar, cooking oil and washing up liquid as well as milk and a bottle of fizz. Lots of little details which made for a great break. The hosts were very attentive and responded quickly to queries. This is how holidays rentals should be done.

Beautiful little house that was truly perfect for what we needed.

We stayed with some family friends and our two 3 year olds - so much to do in the surrounding areas and although it was only a short break, we could happily have stayed there for longer. The hosts could not have been more friendly and welcoming! The living area is also significantly bigger than it looks in the photos!

The property was lovely, well equipped and in a good location to make the most of the Broads, the coast and Norwich.

The owners were very personable and helpful and we tried a number of the recommendations for eateries nearby and we were not disappointed. We would definitely return.

Unfortunately the hot tub wasn’t working for the first 3 days.

It was fixed for the Monday. The accommodation was very comfortable, lots of room & both showers were amazing! TV reception was hit & miss, as was the wifi at times but it wasn’t a major issue as we were out a lot of the time. We did have a bit of an issue with ‘flies’ but I think it is just due to the time of year.

The photos did not do it justice really. Alison is a lovely lady and was most caring and helpful. We were blessed with beautiful weather, so could take full advantage of the garden and hot tub. Would thoroughly recommend Oak Tree Cottage. It was great!

The property is well equipped, comfortable and in tranquil surroundings.

The lodge is bright and modern and our host had left lots of thoughtful extras to make our stay really enjoyable. The location is great for exploring the Broads, visiting Norwich and travelling out to the coast.

Only problem was difficulty understanding the underfloor heating system, but otherwise everything was lovely.

Owners went above and beyond to help us, the lodge was beautiful and very clean and met all are expectations and more.

Oak Tree Lodge is exceptionally well appointed and has been tastefully modernised.

The courtyard is private and sheltered so that we could sunbathe even in April and the hot tub is a treat. It is situated only a few miles from Wroxham for access to the Broads and Norwich is only 5 miles away. Nearby - five minute walk across the common - The Old Rectory is a freindly restaurant with very good food and The White Horse is a fifteen minute walk away. We thoroughly enjoyed our stay.

We loved the double vaulted ceiling in the lounge including a large woodburning stove (wood provided for one evening).

The open layout downstairs was well thought out and the whole place was lovely and warm/cosy. The wine and goodies on arrival were a lovely touch. Everything we needed was provided. The hot tub was brilliant. It worked very well, heating to temperature and the different coloured lights in the dark were great. It was in a lovely private enclosed garden so you could really relax. A key to get through the patio door from the master bedroom to the hot tub would be even better. Lovely as the downstairs wet room was, water from the powerful shower did not drain away that easily so the floor got quite wet. However, the power shower was lovely and this wasn't a huge issue when the underfloor heating kicked in. Overall we had a wonderful weekend here.

We visited Oak Tree Lodge for a weeks family holiday and what a beautiful place to stay.

Quiet peaceful surroundings but close enough to Norwich and the coast to venture further afield and enjoy the area. Alison, the owner, lives next door, and was always readily available to answer any queries. Highly recommended.

Exceptionally clean and very well equipped throughout. We loved the extra little touches like the bottle of wine, and there was good communication with Alison, the owner. So glad we found this property - we will definitely return sometime in the future.

The upstairs bathroom door would not close,the couple we went with said the shower was to powerful for size of cubicle.overall we have been with Sykes for many years we all thought we had stayed in better properties for the price,

Oak trees cottage is an exceptional place to stay. Even if the weather was awful we still used hot tub. And enjoyed the warm cosy home from home atmosphere. Will definitely stay again and will recommend to our friends and family.

Totally loved it here, so nicely decorated with a real homely feel, lovely and warm too.

Hot tub was a massive bonus as was the fire, would definately love to return here.

Oak tree lodge had lots of “little extras” which made our stay so much nicer.

It was so useful to us to have some milk in the fridge, cooking oil and children’s plates In the cupboard as well as toys and books. The lodge is perfect for those with children. Our toddler is in bed by 7pm so it was nice to have the hot tub to occupy us in the evenings. The garden is enclosed so he could safely toddle around outside. We also had fun collecting leaves and splashing in puddles in the woods behind the lodge. Alison also provided us with a travel cot and a high chair too which saved a lot of space in the car.

The cottage was fully equipped with everything we needed. The hot tub was cleaned regularly and the house was really clean when we arrived. We would come back in a heartbeat.

Brilliant for exploring Norfolk.

A very clean and well presented property, that exceeded our expectations.

A car is needed here to get around, However we did research the area well and were aware of this. The property owners are a lovely couple and nothing was too much trouble. The beautiful lodge is located a very quiet and relaxing environment. Close enough to the Norfolk broads (by car, approx 15-20 mins). Hot tub was perfect for relaxing after a busy day exploring. We would definitely go back and highly recommend.

This holiday was everything we had hoped for we took our daughter and 3 grandchildren they loved the cottage and Norfolk

We went on a family holiday and were attracted to the proximity of a pub and shops which were listed as within a 10min walk.

Unfortunately it was not a safe walking distance with two young children. This was a disappointment and should be clarified in future listings as it was one of the main reasons for booking this particular property. Despite this the property itself was very good.

Just as good. Open plan ground floor very sociable. Clean, very comfortable. Hot tub well used. Well placed for Norwich and coast.

This property met all our needs, friendly to both young children (lovely dolls house for them to play with!

) and older less mobile relatives, with downstairs bathroom facilities. The kitchen could have been slightly better equipped, just in terms of quantities of items such as glasses (so had enough to have dishwasher on, and more to use). The hot tub was a hit with our oldest child who just loved it!! We loved our holiday in Norfolk and will definitely return to the area to do all the things we didn't manage to fit in this time!

This is our 3rd visit to Oak Tree Lodge have had an excellent weekend and hoping to go back next year.

A beautiful well equipped cottage situated in a lovely area, perfect for exploring Norfolk.

On information supplied by Sykes office we could not have been nearer. It was also central for Norwich and Wroxham. Alison the owner supplies everything you require.

We had a fantastic holiday and the house met all our needs.

The location of the house is fantastic and you can easily access all the attractions. The children absolutely loved the hot tub dispute the weather being 30 degrees. My only complaint was the lack of a washing line trying to dry clothes for 6 on a airer very difficult. The owners of the house were lovely and very helpful. Would love to go back one day. Property was close to wide variety of places to visit. Helpful owners on hand, though were not at all intrusive. Gorgeous weather was the icing on the cake.

Cottage was as described.

We were really pleased with the open plan layout. The dolls house, toys and DVD;'s kept my little boy entertained. The house was well equipped with everything we needed my only criticism would be that the windows weren't very clean and took away from the quality of everything else the cottage offered. That said we had an amazing holiday leaflets about things in the area were really helpful and we really enjoyed Bewilderwood a local attraction that proved to be the highlight of our holiday. We would definitely like to visit again.

This is a beauty spacious house, set just off the road, but you feel like you’re in woodland, from the moment we arrived we relaxed.

There was five girls for a chilled out weekend, at no time did we feel on top of each other. The hot tub was lovely, the beds were comfy, sofas perfect, bathrooms relaxing, kitchen stocked with ever item needed, the house was so clean, the towels were fluffy, nice blankets on the sofa the list just goes on with how lovely the house is. I can not recommend this house enough :) Local Chinese is really tasty.

The cottage was superb, the owners were very friendly and helpful and we would highly recommend them.

The cottage was very good, comfortable, and in very good order, a nice setting , very quite.

As my wife was in a wheelchair, our access was by the patio doors, which had a step and thrash hold to get over. IWe managed reasonably wekk but would have been nice to have a portable ramp to make it easer. Our host was very helpful. Our thanks to her,. We would happily stay her again in the future.

Beautiful cottage that had everything we needed. Kids loved the hot tub! Would happily stay again when we are next in the area.

The cottage is lovely , well equipped and comfortable .

Only downside I can think of is walking anywhere from there means going down a main road . If you have a car it's perfectly located for short drive into Norwich and lots to do and see in the local area . Owner and housekeeper were super kind and helpful and nothing was too much trouble !

We had a lovely weekend over New Year at the cottage which exceeded our expectations.

The cottage is finished to high standards and is extremely clean and cosy. The log burner and hot tub are great extras. The owners were very helpful if we needed them. Lots of games, books and films to keep the whole family entertained. Would recommend the park and ride nearby to get into Norwich city centre.

We had a fantastic stay at Oak Tree Lodge.

We wanted somewhere comfortable with a hot tub for a relaxing girls weekend to catch up and do some crafting. The open living area was lovely and comfortable. The bedrooms were very comfortable and a fantastic size. The only small gripes we had were that the oven was not the greatest, perhaps a temperature issue, even putting it on a low temperature burnt our food very quickly, and the dishwasher wasn't able to clean most of the dishes so we had to rewash most of it. But despite those couple of grumbles all 3 of us thought the cottage was brilliant and would be keen to return for another girls weekend and I'd be keen to return with my family too. The hot tub was great treat too, even in the cold wet weather it was lovely to sit outside in. Thoroughly recommend this cottage.

A beautiful cottage with wonderful facilities.

Welcomed with milk and a bottle of prosecco in the fridge. A very comfortable cottage which adults and children all loved. We would certainly recommend this cottage to family and friends.

A lovely place to have a relaxing holiday.

It was home from home and very private. The white horse pub did lovely food but we recommend booking in advance. Lovely owner and family.

The cottage was very comfortable with some cosy extras and kitchen full of everything you need. The hot tub was an added bonus. Friendly owners. We would definitely return.

Cosy, well equipped cottage in a nice location.

Had everything we needed for our stay, we even enjoyed the hot tub despite the November weather! The country lane off of the main road is hard to spot in the dark because it looks like a lay by but from there the cottage is easy to find.

Fantastic stay at this cottage, the owner was very nice and welcomed us with all the essentials (and a bottle of wine) when we arrived.

The cottage is extremely high quality, well presented and very clean! Lots of attention to detail, my two year old loved the DVD's & dolls house. Will definitely be going again.

Super holiday lodge!

Lots to do nearby and the lodge was a perfect cosy retreat to come back to. The owners have definately gone out of their way to make sure everything is just how you would want it. Would love to return!

Absolutely fantastic find - so clean, well equipped, modern and homely with everything thought of for all the family.

Lots of places to visit both local and further afield but the cottage is so lovely you dont have to worry if you stay in! Owners have got this holiday cottage spot on in every way :-) Looking forward to our return trip which we booked before we left!

The lodge was great ,we had every thing we needed for the perfect holiday .

Within easy access to many places Wroxham Sherringham Yarmouth and many more . The location of the lodge was perfect, on the edge of a common very private . The added advantage of a hot tub to relax in after a busy day out was heaven .

Lovely accommodation set in a convenient location for exploring Norfolk.
