    “If you have bad knees be aware there are three small steps to get to the balcony area, apart from that its easy walking.”

    For those with dogs the balcony surround is easily moppable (provided) and we sectioned off (using windbreakers) the part around the back grassy area for dogs to wander safely. Inside it is immaculate, comfortable and has everything you need including a fabulous american fridge. The kitchen had everything a family would need to cook a meal. We tended to eat out though so didnt use. When we got there being a hot day opened all windows but the bedroom one was stuck. One phonecall to the owners and ...

We tended to eat out though so didnt use. When we got there being a hot day opened all windows but the bedroom one was stuck. One phonecall to the owners and a maintenance man was there in under15mins to fix it. Overall I would say it needs updating, the en suite shower door wasnt working and was very small, easily solved by using the over bath shower in orther bathroom. Again for arthritic limbs/knees a big step over into the bath and no safety rails to hold onto. But shower works perfectly as does the small bath. Beds comfortable, lots of storage space and drawers for your things. Where we were in 45A very quiet with greenery to the back so you wake up to birdsong. Parking alongside easy to navigate and it also had pull along privacy dividers on the front patio area, so you can sit in private without those facing, or alongside looking at. you. For any further events in Filey (we were at a national dogwalk event) we will definately try to use this property if available. Cant comment on onsite facilities as didnt use any of them but certainly a good base for travelling north to whitby or south to filey. Overall we have stayed in major hotels which were not as comfortable as this so definately worth a visit
