This could be lovely accommodation, but needs a radical maintenance overhaul and some TLC.

First impression was no welcome pack in evidence to instruct on various aspects of the property, or finer details of the park and surrounding areas. The freezer was unusable as it was completely clogged with ice. We did contact the owners who sent an online version of the welcome pack and someone visited the following day to defrost the freezer. You are requested to ensure hot tub cover is on when not in use, this was half open on arrival as retaining straps and clips were either broken or not there. Hot tub itself was very enjoyable! 2 Burners on gas hob not working (new oven ordered) Mattress in main bedroom extremely uncomfortable on 1st night with springs sticking into you. This we discovered the next morning was due to it being upside down. We rectified this, but it was replaced later that day, presumably due to a previous comment regarding staining. The door between living area and bedrooms would not close due to a badly fitting threshold, the one on main bedroom door also came away. The window blinds need a thorough clean. No rack for grill pan, lack of containers to use in microwave. Decking at top aof steps insecure and feels like it will give way when stood on. The description of the park given online is somewhat misleading as it feels more of a residential park than a holiday park. The sports court referred to, is a badly rutted tarmac tennis court. What is worrying is that many of the faults have been mentioned previously but not addressed. In its current state it is not value for money.

We had a wonderful stay at Woodland View Lodge & definitely recommend staying there.

Would give it more stars if possible! The lodge was exceptionally clean & the hot tub was an added bonus, especially after all the walking we did. We also appreciated the bottle of Prosecco on arrival - a very nice touch & it was definitely enjoyed

Overall, the lodge is very tired/dated and the photos do not give the true picture - as other reviewers have commented.

Cleanliness: Poor with many long hairs found in one bed on pillow and sheets. Wife and daughter bought sleeping bags as did not want to get into the beds. My wife slept on the sofa - but dared not pull out the sofa bed. Is the main bed a small double? Stains on the mattress protector - although only discovered when we stripped the bed at the end of our stay. Decking, living room, cooker and frying pan not cleaned properly. Other issues: The top step coming onto the decking needs attention as it gives way under your feet and does not feel safe. The lodge door is difficult to close/lock - tip: try to do it softly - the continued slamming of the door has caused a crack in the window panel above the door - which definitely needs urgent attention. Patio door and shower door in the ensuite very hard to open/close. Shower in ensuite hard to turn on/off. Sofa cushions kept sliding out when sitting on (due to it being a sofa bed) Bedside tables very wobbly No welcome pack so no idea how to work the heating using the plug-in thermostat - which started beeping on day 4 so we unplugged it. (As we went in August this was not so much of an issue but instructions need to be provided for rest of year) More positive: The fridge issue has been sorted - although by wedging a poker game tin between the fridge and the worktop Prosecco was provided - although a small bottle of milk would also be a nice touch which is provided in other lodges we have stayed in View of golf course/woodland from the patio in beautiful and fantastic for the dog walks Hot tub well-maintained Location is excellent for superb days out. This area of Northumbria is a fantastic place for a holiday.
