Very easy access to lovely walks along the river and Dales Way. Penny has gone to a lot of effort to provide lots of practical items and the dawn chorus is impressive.

Such a beautiful building. The purpose of our booking was to have a family pre-Christmas get together. Delighted that a Christmas tree and decorations were provided, so our presents were placed under the tree for our "Sunday Christmas" day. The very thoughtful "extras" that were provided by Penny & John were very much appreciated. The Hamper was unexpected and a delight! Wonderful facilities! Would thoroughly recommend this property as a cosy winter retreat, and we have yet to experience a summer visit....watch this space!

What a truly stunning accommodation.

The house had everything needed. Quiet and relaxing, morning coffee watching the amazing bird life, dark nights to star watch. Perfect for trips to local villages and walks. 10/10

We had an exceptional stay at Kail House — a charming, beautifully appointed home nestled in the heart of the stunning Dales countryside.

Set in its own peaceful grounds, the house offered a perfect retreat for our group of four adults and two children. The property is full of character and spacious, providing ample room for everyone to relax. The children were especially taken with their cosy bedroom tucked away at the top of the house — a real adventure for them! From the moment we arrived, Penny, the owner gave us the warmest of welcomes, and the generous welcome pack made us feel at home. The house was immaculate throughout and tastefully furnished, with thoughtful touches that added to its comfort. We particularly enjoyed the large, well-equipped kitchen and the inviting lounge, complete with a log fire that made evenings extra special. One of the highlights was discovering two fantastic walks that begin right from the doorstep, following the picturesque River Wharfe — no need to get in the car! The surrounding area is breathtaking, with plenty to explore and some lovely local pubs just a short distance away. Our time at Kail House was truly memorable, and we wouldn’t hesitate to recommend it to anyone looking for a relaxing and scenic getaway.

Kail House is simply wonderful!

The accommodation is first rate comprising clean and comfortable bedrooms, a cosy lounge with log fire and an exceptionally well equipped kitchen. The welcome pack was extensive including all the key essentials and a bottle of wine, bowl of fruit and fresh flowers. Nothing was too much trouble for the owners who were friendly and welcoming. The location of the property is perfect too, with the Dales Way on the doorstep and several good pubs within a three mile radius. A perfect place to relax and enjoy the good things in life. I would highly recommend it.

The house was equipped to a high standard and very comfortable. It proved an ideal base for exploring a beautiful area.

Kail House is a spacious very well equipped house, the welcome goodies were luxurious and plentiful, milk on arrival is always a plus but Penny goes above and beyond what you expect to find in a holiday let.

Furnishings, bedding etc. all excellent quality and everything worked. A beautiful part of the country to visit with lots of cafes and pubs to hide away in during the odd shower. A shame we were there for just the weekend, we would love to come back for a longer stay.

Mail is beautiful and Penny, the owner, is by far the nicest owner we’ve encountered in 20 plus years of UK holidays. We couldn’t recommend this place enough. A beautiful building. Amazing gardens and incredible wildlife. We were greeted with a well stocked kitchen and wonderful welcome pack. Penny spoiled our son and my wife on their birthdays. Cannot wait for next year!

Older property in a really lovely location with very thoughtful owners

The house is in a fantastic location with wonderful views all around plus extensive grounds which are delightful.

Penny and John certainly provide a comprehensive package, with a well stocked kitchen, all you need and fresh eggs from their chickens. We look to go away once a year as a family and this certainly was one of the best properties we have stayed in. There are plenty of walks directly from the house and a couple of pubs within an easy walk, so the cars can stay put. We will definitely be back.

Simply perfect

We had a very peaceful and relaxing stay at Kail House.

We all loved the house, gardens and views. Loads of space for us all to share and great facilities. The cottage has everything we could have wished for and many extra touches which made our stay just that much easier. Great walks straight from the house too and easy day trips to various Dales towns. Thank you.

The property is part of a larger building, Hartlington Hall, but Kail House is self contained with front and rear access, the latter leads to the large car park area and the beautiful extensive gardens.

The interior is spacious and well stocked with all ones needs. The welcoming pack of food and drink was unexpected but very much appreciated. The kitchen is spacious with all the requirements for our stay, with a breakfast table, duplicated with an outside table. A wonderful house set in a wonderful location.

An absolute hidden gem!

We booked a family trip to Kail House and weren’t disappointed. Beautiful house in lovely grounds, friendly owners who didn’t intrude at all. Lots of special little touches which were very much appreciated. Plenty space for 6 of us to have our own space if needed or to get together as a family. Nice walks in surrounding countryside and a great river walk. A couple of local pubs within a mile and other villages also not far. This is a rural location, so if it’s peace and quiet you’re after you’re in luck. You could sit all day and be entertained by the birds, chickens and cats, all within the grounds.

The most well-provided cottage ever!

Friendly owner beautiful surroundings and despite being in a very touristy area, the location is quiet and scenic. Wonderful garden.

We were greeted by Jenny who made us feel so welcome. The extras that were provided made us feel so special. The property was immaculate and everything that was needed to make our stay luxurious was provided. A warm welcome awaited us, with lots of little extras - lovely home produced free range eggs, a fruit bowl and fresh flowers.

The house has been sympathetically restored and has all modern comforts with a sense of history. We would love to return, it is an excellent base from which to explore the beautiful Dales, with great walks from the doorstep.

What an amazing, spacious, characterful house.

Beautifully appointed and equipped with EVERYTHING we needed. We didn’t need to have taken any of the little extras we packed. So many special touches that made us feel very welcomed. I won’t spoil it for future guests, as it would make this a very long review. Needless to say you won’t be disappointed. The friendly Penny greeted us on arrival, then left us to get on with our break; although living on site we didn’t see her again until she came to say “Goodbye” Extensive gardens to stroll around at leisure. So peaceful just sitting enjoying the wildlife. All six of us were thoroughly impressed. We all enjoyed our break and left refreshed and relaxed. An enjoyable week in a comfortable property with good facilities.

My wife was particularly taken with the conservatory where she spent a relaxing time watching the local wildlife. She was so inspired by it that she bought a bird feeder on returning home.

Beautiful place in a stunning location. The property is really clean and comfortable. Kitchen really well equipped. We enjoyed the peace and quiet, and watching the birds. Can walk to a number of pubs in under 10 minutes. We'll definitely be back.

Kial House is superb.

The quality of the kitchen is excellent and all the fittings and equipment throughout the house are high spec and so well thought out. We loved the garden, the birds the outstanding views. The area is beautiful; the pubs were from a bygone age, places where people talked to each other and offered food that was wholesome and delicious. The walks along the River Wharfe. Skipton and the canal. And Kial House to return to for relaxation at the end of the day. We will most definitely return.

Only one small criticism the upstairs shower room is quite compact.

Everything was wonderful, fabulous linen and decor, lovely welcome pack and personal welcome by owners who were amazing hosts. The gardens and property were stunning. We will definitely be using Kail House again.

If you want to get away from it all in comfort this is the place.

Lovely house beautiful gardens and you can walk the dales straight from here. The only thing lacking is a pub in easy walking diatance.

We felt really lucky that we'd found this gem of a holiday home for our family get-together, meeting in the middle between London and Glasgow.

The house was beautifully furnished with care and attention to the smallest detail. The vase of flowers, the large fruit bowl, bottle of wine and essentials were very welcome and set the tone for a wonderful week. Our baby granddaughter loved watching the birds feeding, the cats mooching around and the hens clucking. Penny was super generous - we even came away with some of her foxgloves ("they grow like weeds here") for our garden... a perfect reminder of our time there. The photos and online description cannot do it justice. And it really is God's Own Country. Thanks to Penny and John.

Kail House is spacious, comfortable, stylish, very well equipped and generously provided by the hosts.

But it is the setting which makes it special, in a sheltered but sunny spot with access to lovely gardens and, not least, a bluebell wood. And there is so much to do in the area that you hardly need to move. Highly recommended.

The property was perfect, we took our two little boys for 4 nights and it was absolutely perfect.

We bird watched every morning, spotting the woodpecker who turned up everyday. Everything you needed was there, even a bottle of bubbly and an Easter egg for the children which was a beautiful touch. I would highly recommend staying.

Kail House lived up to the previous reviews and listing description, providing a thoroughly luxurious and estately retreat in the heart of the Dales, yet within easy, picturesque walking distance of dales, the river and pubs.

One could readily immerse oneself in the views, location and atmosphere of the house and even without leaving the property be touched by nature. The house has been lovingly and exquisitely presented, with everything one could possibly want provided; we were made to feel incredibly welcome on our Easter break where the owners had thought about everything we could have needed. John and Penny are very attentive, nothing was too much trouble. Thank you, we would thoroughly recommend.

it's comfortable and has everything you might need - especially good is the fully equipped kitchen. It is in a great setting, quiet, with wonderful walks close by to explore the surrounding beaufitul countryside. The owners could not be more helpful and friendly. I highly recommend it

An outstanding property in an idyllic location with spectacular views.

We were lucky enough to be the first ever guests at this exceptional property and we cannot thank John and Penny enough for their friendly, warm welcome. This spacious home from home is spotless and tastefully decorated to a very high standard; there’s everything you need for a cosy, restful, relaxing stay. The huge kitchen is extremely well equipped and arriving late at night we particularly appreciated the welcome pack provided. The bedrooms were very comfortable and well furnished, and the blackout blinds meant we slept soundly. The house is set in a beautiful garden with breath-taking views and is ideally placed for walking and whiling away the hours enjoying a tasty lunch or drink in one of the local cafes and pubs. Our mornings were spent lazing in the conservatory, which is the perfect spot for bird watching. We were lucky enough to spot a woodpecker and were entertained by the antics of the pheasants, chickens and cats. Afternoons were spent exploring some of the many walks in the area. We enjoyed taking in the scenic meandering river routes to Grassington and Appletreewick followed by a well deserved drink in one of the local pubs. And after all that fresh air we returned in the evenings to the warmth of a log fire in the lounge which had a great range of DVDs, books and games to keep us entertained. We have had the most relaxing holiday and look forward to returning. John and Penny have put a lot of love, care and thought into making Kail House the perfect retreat. We would highly recommend this exceptional property.
